internal property analyst


Assume the role of an internal property analyst for a large development company
based in NSW charged with selecting a suitable site and motivating a viable development (subject to detailed viability study and technical due diligence at a later stage).
Research, analyse and present a bound hard colour report reviewing
one ofthe following three site options recently secured with the potential to develop (subject to market analysis):
Revesby, NSW (select an appropriate site)
a. Zoning:
Permitted light industrial uses
b. Land area: 2,000 – 10,000 m2 (assume several lots if required)
c. Permitted FSR: As per current and
proposed LEPs
d. Permitted Height Limit: As per current and proposed LEPs

2212)
Assessment:
Research and select a site (one or several adjacent lots).
Review the locale and all key factors to determine several
potential uses (as permitted in planning legislation). Test these possible uses and not limited to:
Site opportunities & constraints Demographics factors
Existing & proposed infrastructure
Local dynamics
Current planning legislation and any draft LEP
Current, under
construction 8. proposed competing supply (as per selected uses)
Economic conditions and trends (local, state, national & global)

Demand factors (including anecdotal demand)
Anticipated classifications of space uses (potential ‘brand’ if applicable)
Hypothetical
development concept sketch plans on the site (no cash flows required)
Development rational
Disposal strategy (either sales or lease of
refurbished / developed space)
SWOT analysis
Indicative Rental assessment ofthe proposed space ($/m2 p.a. net plus
outgoings, incentives, lease up period) based on appropriate leasing evidence and ‘for lease’
AND / OR
Indicative Sales Rates Assessment of the proposed space ($/m2, incentives, sales period)
based on appropriate sales evidence and ‘for sale’
Summary and recommendation regarding the proposed property use(s) that are most likely
to find demand in the market and anticipated rental rate or sales rate ranges to be secured
(assuming hypothetical development model) prior/on project completion Deliverables:
